When is the best time for you to sell? Most Realtors will say it is ALWAYS time to sell. But that’s just not true. The best time to sell is when a well informed person decides it is. I consult with some people for years before they move, and I am happy to. But when they say it’s time to go, we jump into action, working within the following:

1. Don’t deliver a “Pie-in-the-Sky” message to prospective sellers.
All too often Realtors do what should never be done: they promise an unrealistic sales price along with unrealistic timing, just to secure a client. This is called “buying the listing”, something I promise never to do.

2. Don’t underprice a house for a quick sale. I have little respect for Realtors who take a  slash-and-burn approach to their clients. ANY Realtor can list and sell a house at a price too low. My allegiance is not to myself for a quick commission, but rather to my client, and maximizing their result.

3. Learn as much about the property you are selling as possible. Learn of and appreciate the meaningful differences of a property, its unique features, and the history of improvements and upgrades. By doing so, we can better articulate to the buying public why the property should be more highly valued.

4. Stage and prepare every property I list. Spend time, effort, and money, by working with top staging professionals, to give my client an exceptional advantage at no additional cost to them. The power of good preparation and staging cannot be over emphasized. Since buying has a strong emotional component, outstanding appearance in a property – one that is well prepared and staged – will ignite a passionate response from buyers.

5. Create compelling marketing. We use high-end and arial photography, and excellent written copy, with detailed specifics of what makes this home stand apart from the rest. Along with print advertising, we concentrate efforts on web appearance and distribution, as well as social media. 

6. Employ as many marketing avenues as possible. What works? Everything works a little. No one thing is solely responsible for success. By doing more on the listing side, and doing it better than other Realtors, we increase the likelihood of truly maximizing your result. 

7. Support my selling clients by providing enthusiasm, encouragement and an orderly, well-scripted process. The most important role I play is to champion you and your goals. This means helping you to focus on your goals while helping you feel secure and supported during this life changing event. I not only see myself as your Realtor, but also as your true friend.
